About the Owner
Prior to establishing Palmetto Cost Segregation, LLC, Lindsay worked for KPMG, LLP managing large fixed asset projects for the New England business unit. As a member of the Accounting Methods and Credit Services ("AMCS") Group, she was responsible for the oversight and management of fixed asset engagements, including Cost Segregation Services, Tangible Property Regulation Assessments, Fixed Asset Reviews and Depreciation Studies. Cost segregation engagements included projects of varied complexity - from analyzing a newly constructed theater to performing a study using statistical sampling on 50 properties owned by one of the United States’ largest franchisors of fitness centers.
Before her Big Four experience, Lindsay managed the Fixed Asset Service practice for Dixon-Hughes Goodman, LLP, the largest regional CPA firm based in the Southeast. She led the cost segregation team, comprised of engineers, building science majors, construction professionals and accountants, and was responsible for handling cost segregation studies and fixed asset projects “cradle-to-grave” for all 30 offices. Lindsay served as the firm’s top technical resource for depreciation-related issues and was responsible for the design and implementation of templates, work tools, training curriculum, manuals, and other practice and quality control documents to improve efficiencies, ensure compliance with tax law and firm policy, and maintain the integrity of client deliverables. In addition to recruiting, training and mentoring staff associates, senior associates and manager for the firm-wide practice, she developed presentations for continuing education for partners, staff and industry leaders throughout the firm.
Lindsay has over a decade of experience in performing fixed asset and cost segregation studies of great diversity and varying complexity for clients in various industries including hospitality, retail, financial, health care, personal and professional services, manufacturing, recreation, energy, and agriculture. Investments or portfolios included in the studies have ranged from under $500,000 to over $1,500,000,000. She has performed studies on shopping centers, supermarkets and other retail outlets; hotels, motels, resorts and boutique lodging; restaurants, bars and lounges; warehouses and self-storage facilities; various types of manufacturing facilities; apartment complexes; nursing homes and assisted living facilities; auto dealerships, collision centers and truck service centers; pharmacies, urgent care centers and medical and dental offices; spas; theaters; breweries; banks and even funeral homes. These projects have involved buildings which were purchased, constructed, renovated, expanded, exchanged, remodeled, or the result of basis adjustments (“step-ups”).
Lindsay received both a Bachelors of Science in Accounting and a Masters of Science in Accountancy from the College of Charleston in Charleston, South Carolina. She is licensed as a Certified Public Accountant in both South Carolina and Georgia. Additionally, Lindsay is certified as a Certified Cost Segregation Professional (“CCSP”) by the American Society of Cost Segregation Professionals ("ASCSP").

Outside of work, Lindsay enjoys spending time with her dog Maple, traveling, and - of course - traveling with Maple. Among their more recent adventures were a multi-month camping tour of National Parks throughout the United States and a weekend fall foliage getaway to one of Maple's favorite destinations - Vermont, where everything really is about Maple.
Palmetto Cost Segregation, LLC was established by Lindsay Bryan, a low country native, who has spent the last decade in public accounting providing fixed asset consulting services to tax clients of large firms. After servings clients in various industries from offices in Charleston, Atlanta and Boston, Lindsay returned to her home town in the Low Country, noticing the coastal corridor between Savannah and Charleston seemed to lack the option of having a local cost segregation provider. Palmetto Cost Segregation, LLC ("PCS") was created to fill this much-need position. PCS is the product of all Lindsay's past experiences and combines the big-firm expertise with the pricing model of a smaller, local firm to provide quality cost segregation services at competitive pricing.

Designed with the client's current and future needs in mind, the deliverables go far beyond the industry standards. The cost segregation report incorporates all elements outlined in Chapter 4 "Principal Elements of a Cost Segregation Study and Report" of the IRS-published Audit Technique Guide for Cost Segregation. Additionally, the report incorporates the Minimum Quality Standards published by the American Society of Cost Segregation Professionals. While the Cost Segregation Report is the industry's standard deliverable, PCS has created its own "standard" deliverable package. Given the exceptional service and enhanced deliverables described above, one might expect a larger fee to accompany a Palmetto Cost Segregation study. However, PCS remains committed to providing these quality services at competitive prices.
